High Water Table

The forces of nature can really wreak havoc on our environment, whether it’s heavy rain or large amounts of snow. High Water Table: The water raises and lowers within the ground due to the amount of precipitation over a period of time. The table is lower when there is less precipitation or an extended drought. The opposite occurs when there is an abundance of rain or snow. During times when there is heavy rain, the water table rises to its highest and that rising exerts extraordinary pressure on the foundation causing the basement to leak.

Water can be present in soil by means of a high water table and/or underground stream and capillaries. Water can be held in place by clay soils. Once clay is thoroughly soaked, it retains moisture over a long period of time. Clay expands when wet also causing pressure on walls and then it shrinks when it dries creating voids next to the foundation for more water to accumulate. The water table can follow the strata and contour of land and as a result one could find water several feet below ground level at the bottom of a hill and at the same depth at the top of a hill. The water table also fluctuates greatly in elevation during wet and dry seasons. It is possible to excavate, find no water and build a home during a dry season only to find, a few years later, that a rising water table due to wet seasons is causing major flooding in the basement from water being forced in thru the foundation walls and floor. If water is present above the level of a basement floor, it will eventually find its way into the basement.
